The Shops at Northfield, the 87-acre open-air retail center in Denver's Central Park neighborhood, has a new name. Stockdale Capital Partners, the Los Angeles-based real estate investment firm that purchased the property in 2022, is rebranding the center as the Avenues at Northfield.

The name change, announced on the property's Instagram account, is part of a broader repositioning effort that Stockdale has been executing since acquiring the 1.1 million square foot property for $71 million, with an additional $8 million spent to acquire the former Macy's building. The rebrand includes a new logo and updated physical and digital presentation across the center.

More Than a Name Change

Stockdale has started construction on common-area upgrades centered around a quarter-mile stretch of road between 47th and 48th Avenues. The plan calls for a 6,000 square foot pedestrian-focused community space featuring a children's play area, new furniture, improved landscaping, expanded outdoor dining areas, and programming space for concerts, fitness classes, and children's events.

Construction on the public space improvements is expected to wrap by the 2026 holiday season, timed to coincide with the opening of Wayfair's first Mountain West location in the former Macy's space.

A second phase of green space work south of 47th Avenue is planned for 2027. The design team includes architect Cooper Carry, landscape architect Lifescape Colorado, and general contractor CSI Construction Company.

Tenant Momentum Continues

The rebrand lands as Stockdale continues to stack the tenant roster. Naked Denver has covered the center's transformation over the past year, including the Wayfair announcement last summer and the addition of American Eagle Outfitters and MINISO in November.

Today, Stockdale added 3 Margaritas, a locally owned Mexican restaurant, to the lineup. The restaurant is expected to open before summer. That signing follows roughly 350,000 square feet of new leases over the past year, including Lululemon, Nike, Sephora, and a national grocer that city filings indicate is a Trader Joe's. Life Time, the luxury athletic club, is expected to open in the former JCPenney space in 2027.

According to Stockdale, the Avenues at Northfield draws over 8 million visitors per year, making it Denver's most frequented lifestyle retail property.

Residential Development on the Horizon

On the residential side, a proposal to build 105 duplexes on a 15.5-acre site east of the shopping center is working its way through Denver's approval process. Arizona-based homebuilder BB Living submitted the plans earlier this month. The site is the same parcel where Stockdale had previously explored building between 1,000 and 1,500 apartments across multiple mid-rise and high-rise buildings.

What's Next

Stockdale's strategy at Northfield reflects a broader national shift in how open-air retail centers are being repositioned. Rather than relying on traditional big-box anchors, the firm is building around walkability, community programming, and a mix of national brands and local operators. With the rebrand official, the construction timeline moving, and new tenants continuing to sign, the Avenues at Northfield is shaping up as one of the more significant retail repositioning stories in the Denver market.
