A new concept plan has been submitted for a 313-unit, four-story apartment building in the IMX-3 zone district.
Ninety-four of the units will be designated affordable, qualifying the project for an additional story and height allowance.
Parking will be provided on-grade, with the south vehicular entrance serving as the primary access point and the north entrance reserved for emergency use only.
This is part of a growing wave of RTD-owned properties moving through the development pipeline in 2025.
What makes this project particularly notable is its location. It will be one of the first large-scale developments to push past the 40th Avenue corridor, marking a significant step into the Elyria Swansea neighborhood.
Many expect development along this stretch to accelerate once the nearby Rock Drill project starts to take shape.
