A new concept plan has been submitted for 4353 Cherokee Street in Denver’s Globeville neighborhood, proposing two very different design options for the site.
The first concept envisions a 12-story high-rise with 40 residential units, including 20 two-bedrooms, 10 one-bedrooms, and 10 studios.
Four units would be designated as affordable at 60% AMI, with the remaining 36 offered at market rate. The building would take advantage of the city’s height incentives for projects that include affordable housing.
The second option is a 5-story single-stair building with 15 residential units totaling 4,117 square feet.
This plan includes 10 two-bedrooms and 5 one-bedrooms, with 2 affordable units at 60% AMI and 13 market-rate units. This concept is now possible thanks to Denver’s recent decision to legalize single-stair construction this year.
The property is owned by J M Properties LLC, who purchased the 5,530-square-foot lot and 1,097-square-foot building in 2015 for $200,000, a decade-long hold that appears to have been timed perfectly.
Redevelopment at this site and throughout the surrounding area is being driven in large part by the massive Fox Park project just down the street. An adjacent site is also currently on the market and being marketed for redevelopment, signaling strong investor interest.
Globeville is clearly in the middle of a growth cycle, and it doesn’t appear to be slowing down anytime soon.
