RiNo’s long wait for a grocery store may finally be coming to an end. Developer, EDENS, has filed plans for a 20,000 square foot specialty grocer at the corner of 27th Street and Lawrence on what is currently a surface parking lot previously used by Volunteers of America.
While the company has not confirmed a tenant, the size and format could fit retailers like Trader Joe’s, Natural Grocers, Sprouts, or a smaller format Whole Foods like the one at 11th and Ogden in Capitol Hill.
Even local favorite Marczyk Fine Foods could make sense for the space.
This parking lot once served Volunteers of America, a faith-based nonprofit that operated its kitchen and food bank out of the large warehouse next door at 2600 Larimer Street.
In 2022, EDENS purchased nearly the entire block, including the the adjacent vacant lot at 2609 Lawrence, which will serve as parking for the grocery store. Plans also call for a newly constructed 500 square foot retail building at the corner of 26th and Lawrence.
EDENS also acquired the 14,390 square foot warehouse at 2600–2534 Larimer, where it plans to convert the building into 13 retail units with frontage along Larimer and the alley behind it.
The alley between Larimer and Lawrence will be activated with storefronts, creating a much different atmosphere once it is lined with a grocery store and additional shopping.
