2550 Washington Street & 2650 Welton Street

A prominent intersection in Denver’s Five Points neighborhood is seeing simultaneous progress on two significant projects, with investment moving forward on The Point building at 2550 Washington Street and the historic Rossonian Hotel directly across at 2650 Welton Street, marking a notable moment of change at one of the area’s most culturally significant crossroads.

The Point, a 4 story mixed use building completed in 2002, includes 35 affordable rental units, 31 residential condominiums, and ground floor commercial space.

The Point

The property was originally developed under a mixed ownership structure that limited long term investment and capital improvements. In late 2025, Goshen Development, led by founder Haroun Cowans, acquired full ownership of the building through a community led process with Hope Communities, unifying the residential and commercial components under one owner. Planned improvements include building upgrades, residential reconfiguration, long term affordability protections, and continued activation of ground floor retail, including the reopening of the corner space as Fifth Coffee House.

Right next door, the Rossonian Hotel at 2650 Welton Street is advancing toward redevelopment following recent permitting milestones. Built in 1912 and listed on the National Register of Historic Places, the former jazz era landmark is planned as an approximately 85,000 square foot mixed use hotel with 90 guest rooms, restaurant and bar space, and event and conference uses. Demolition permits for adjacent non historic buildings were issued last month with groundbreaking expected by mid-2026 and a targeted reopening in 2028.
