The Rossonian Hotel at 2650 Welton Street is one of Five Points’ most historically significant buildings, originally constructed in 1912 as the Baxter Hotel and later becoming a cultural anchor during the neighborhood’s “Harlem of the West” era, when it served as one of the few Denver hotels welcoming Black travelers and hosted jazz legends including Duke Ellington, Ella Fitzgerald, Billie Holiday, and Louis Armstrong. Listed on the National Register of Historic Places, the building fell into long-term disuse following desegregation and has faced multiple stalled redevelopment efforts since the 1990s. The current proposal calls for renovation of the historic structure and construction of a new addition, creating an approximately 85,000 square foot mixed-use hotel with an eating and drinking establishment at ground level, 90 guest rooms on levels two through eight, and hotel storage and conference space in the basement, with uses split between the original building and the new annex. Off-site parking will provide 36 spaces. Demolition permits for adjacent non-historic structures were issued in January 2026, with groundbreaking expected by mid-2026 and a targeted reopening in 2028, marking the Rossonian’s long-anticipated return as an active hotel and cultural destination in Five Points.
