Will a Five-Story Multifamily Building Replace Four industrial buildings in Lincoln Park?

1305, 1339 & 1365 N. Osage St & 1520 W. 14th Ave

The owners of the single story industrial and commercial buildings at the corner of 13th Ave, 14th Ave and Osage St are requesting to rezone the site to enable a multifamily development up to five stories.

In total, the site consist of four separate buildings occupied by J-B Car Repair Services, Colorado New Style Dance Center, Aikido Nippon Kan Martial Arts School and Domo Japanese Country Food Restaurant.

The site is currently zoned G-MX-3, UO-2 which allows for a range of residential, commercial and industrial uses up to three stories.

The proposed zoning district G-RX-5 permits similar uses but at a maximum height of five stories.

This means, as of right the developers can build a three story mixed-use apartment building but are looking to maximize utility by getting an extra two stories from a zoning change.

If approved, the new multifamily building will gel nicely with Colab Apartments, a five-story apartment building that was constructed next door in 2018.

We think a mixed-use project has a good chance of coming to fruition at this site due to the wave of residential units slowly changing the previous industrial/commercial character of the neighborhood.
