1205 W Evans Avenue

1205 W Evans Avenue, a site at the corner of W Evans Avenue & S Lipan Street currently improved with an industrial building could be transformed into a convenience store and gas station.

Aerial View

The industrial building is currently occupied by a cannabis horticulture company, The Training Fields LTD. The proposal calls for a modern convenience store complete with fuel pumps and advanced sustainable features.

Aerial View

The developer plans to construct a 4,853 square foot convenience store at this strategic corner, equipped with six fuel pumps, 29 parking spaces, and 2 dedicated electric vehicle (EV) charging stations.

Site Plan

The immediate area is dominated by industrial uses, however we've seen new development springing up at 1901 S Navajo Street and other sites throughout the neighborhood. With new residents slated for the area and the increasing popularity of Ruby Hill Park, we expect this convenience store to synergize well with the surrounding neighborhood.
