A new rezoning application could pave the way for a major expansion of the Steam on the Platte development in Denver’s La Alma-Lincoln Park neighborhood.
Urban Ventures and Weins Development Group are requesting to rezone this site from C-MX-5 to C-MX-8, which would allow mixed-use buildings up to eight stories tall. The site, currently a surface parking lot, sits just south of the existing Steam campus and would be unified with the northern portion of the property, which is already zoned C-MX-8.
According to plans shared with community groups, the proposed development includes a 10-story structure with approximately 240 residential units, 12% of which would be income-restricted, and a 110-room hotel. Structured parking and commercial space are also planned.
The site’s location adds another layer of interest. It sits directly adjacent to the Zuni Power Plant, a long-dormant facility whose future remains unclear. Community members and preservationists continue to watch closely to see whether the plant will be demolished, repurposed, or incorporated into future plans.
The rezoning would also align with ongoing activation efforts along the South Platte River and supports goals outlined in multiple city plans, including Blueprint Denver and the Decatur-Federal Station Area Plan.
The La Alma-Lincoln Park Neighborhood Association has submitted a letter of support for the rezoning. The site also borders the new @one8denver, expected to open this September.
The rezoning request will proceed to Denver City Council for public hearing later this summer.
