3850 Blake Street

FORMATIV CO has officially broken ground on a new 310-unit multifamily development at 3850 Blake Street, right across from the 38th & Blake A-Line Station in RiNo.

The Denver-based firm, known for transformative urban projects, is calling this the first phase of a broader vision for the area.

It also includes over 600 residential units, 15,000+ square feet of curated retail, and a nationally flagged hotel along Blake and Walnut. Their goal is to create a true anchor on RiNo’s north end.

At full buildout the development will offer compact, design-focused homes averaging 563 square feet, nearly 40% priced for those making 70% of the area median income (AMI), and over 70% affordable to those earning under 100% AMI.

Amenities include coworking spaces, a resident lounge, a private event/game room, indoor-outdoor fitness center, and a 6,000 SF rooftop deck with pool and mountain views. In-unit laundry, full kitchens, and ample storage come standard.

FORMATIV’s team includes Davis Partnership Architects (design), The Weitz Company (GC), and JLL Capital Markets (financing), with funding from CIBC USA.
