Castle Rock’s growth story is showing up in real time along Promenade Parkway.

A proposed Whataburger is moving through filings for a 1.53 acre site at Lot 3A 1, Block 4 in Promenade at Castle Rock, where plans call for a roughly 3,380 square foot fast food restaurant with parking, drive aisles, landscaping and a drive thru.

County and site plan documents place it just east of the Promenade Parkway and Alpine Vista Circle roundabout, next to Chipotle, with 19 total drive thru stacking spaces shown on the plan. Traffic filings say the restaurant would generate about 1,440 daily trips while still remaining within the broader traffic assumptions already approved for the development area.

Just as notable, Starbird is preparing to open at 6360 Promenade Pkwy near the Outlets at Castle Rock, giving Douglas County a new to market chicken concept as the brand expands beyond California and after opening its first Colorado location in Denver last fall.

The location story matters here. Alana, the recently delivered apartment community at 5989 Alpine Vista Circle, adds immediate residential density across the street from this growing retail pocket. And the broader Douglas County pipeline only strengthens the case. Life Time is advancing in Castle Pines to the north along I 25, while The Brickyard mixed use redevelopment is taking shape to the south with housing, retail, a hotel and a new sports center planned.

Taken together, Whataburger and Starbird are not isolated deals. They are another signal that Castle Rock, the outlets area, and the larger Douglas County corridor continue to attract brands that want density, traffic, and visibility in one of the region’s fastest evolving suburban growth markets.
