UO‑2 (Billboard Use Overlay District)

Purpose

UO‑2 allows the continued operation of billboard uses (outdoor general advertising devices) in specific areas of the city. The overlay preserves the entitlement for billboard advertising that existed prior to June 25 2010 and ensures that no new billboard districts are created. It maintains sign standards consistent with Denver’s regulations for outdoor general advertising.

Story RangeThe overlay does not modify building or sign height allowances beyond those established for billboards in the sign code. All other height and bulk standards derive from the underlying zone district.

Building Placement

Build-to (Primary)Building placement and setback requirements are governed by the base zone. Billboard structures must comply with applicable sign setback and spacing regulations.

Transparency (Primary)UO‑2 does not impose additional design standards for buildings. Billboard structures are subject to the sign code’s structural and aesthetic requirements to minimize visual clutter and ensure safety.

Permitted Uses

Billboards (outdoor general advertising devices) are permitted subject to compliance with sign standards and spacing requirements. No other use changes occur under this overlay.

Typical Application

Applied to specific corridors or locations where billboards existed under the previous zoning code. Properties cannot be rezoned to UO‑2 after June 25 2010.
