UO‑1 (Adult Use Overlay District)

Purpose

UO‑1 preserves the right to operate adult businesses (e.g., adult entertainment or adult retail uses) in specific areas of the city where such uses existed under the previous zoning code. The intent is to maintain the status quo of adult use entitlements and prevent displacement of legally established adult businesses after June 25 2010.

Height & Scale

Story RangeThe overlay does not modify building height or form. All dimensional standards are governed by the underlying zone district.

Building Placement

Build-to (Primary)Building placement and design standards follow the underlying zoning. The overlay does not introduce additional siting requirements.

Design Standards

Transparency (Primary)No additional design standards are imposed by UO‑1. However, adult businesses must comply with spacing, separation and parking requirements set forth elsewhere in the code to mitigate impacts on surrounding properties.

Permitted Uses

Adult-oriented retail and entertainment uses are permitted, subject to distance and spacing requirements. Other uses remain governed by the underlying zone district.

Typical Application

Applied to geographic areas where adult businesses operated prior to adoption of the 2010 Denver Zoning Code. New rezonings to UO‑1 are prohibited.
