I‑MX‑8 – Industrial Mixed‑Use (8‑story) District

Purpose

I‑MX‑8 provides opportunities for denser mixed‑use development in industrial areas, allowing the greatest height and intensity among Industrial Mixed‑Use districts. The district is designed to retain employment uses while introducing substantial residential and commercial components. It includes minimum build‑to requirements and strong transparency standards to create active street fronts and vibrant pedestrian environments. Affordable housing and transit‑oriented development are encouraged.

Building Placement

Build-to (Primary)Like other I‑MX districts, I‑MX‑8 requires a high build‑to percentage along primary streets. Shallow front setbacks and continuous street walls are expected. Larger sites may include internal streets or plazas. Side and rear setbacks provide space for service areas, loading docks and parking; structured parking is encouraged to reduce surface parking.

Design Standards

Transparency (Primary)Design guidelines emphasize active ground floors, generous transparency, frequent entrances, and pedestrian amenities such as canopies, public art and outdoor seating. Industrial uses should be located behind more public‑facing uses or integrated into mixed‑use buildings. Upper stories should feature articulated façades, varied materials and step‑backs to reduce bulk.

Permitted Uses

Allowable uses mirror those in other I‑MX districts but at a greater intensity. They include light industrial and maker spaces, research and development, warehousing, office, retail, restaurants and breweries, civic facilities, lodging, and multi‑unit residential (including live/work units). Some map amendments may require that a portion of ground‑floor area remain in industrial or commercial use to preserve employment opportunities.

Typical Application

I‑MX‑8 is typically applied to large industrial parcels adjacent to major transit corridors, highways or rail lines where intense redevelopment is anticipated. It supports the transformation of aging industrial districts into vibrant mixed‑use neighborhoods with a strong employment base. Examples include redevelopment of former factories into multi‑story mixed‑use campuses and industrial transit‑oriented developments near light rail stations.
