I‑1 – General Industrial District

Purpose

The I‑1 district accommodates general industrial uses, including manufacturing, processing, warehousing and distribution. It is intended to provide space for industrial businesses requiring larger floor areas and outdoor operations. Bulk plane, setback and landscaping standards apply; building floor area may not exceed twice the site area, and some uses are conditional.

Build-to (Primary)Bulk plane and setback standards govern building placement to provide adequate separation from streets and neighboring properties. Required setbacks allow for truck circulation, loading docks and storage yards. Parking and loading areas are usually located at the side or rear; perimeter landscaping and fences help buffer operations.

Design Standards

Transparency (Primary)Design guidelines focus on screening, buffering and landscaping to minimize impacts on adjacent uses. Primary facades facing public streets should incorporate office entries and windows. Outdoor storage, heavy equipment and loading docks must be screened. Lighting and noise mitigation measures are required near sensitive uses.

Permitted Uses

Allowed uses include manufacturing, processing and assembly; wholesale and distribution; warehouses; contractors’ yards; and limited outdoor storage. Conditional uses may include salvage yards, waste transfer facilities, or heavy vehicle repair facilities. Uses generating excessive noise, vibration or hazardous materials may require special review.

Typical Application

I‑1 zoning is applied along freight rail lines, highways and other corridors with good truck access. It accommodates larger parcels and industrial campuses that are not appropriate in the less intense I‑0 district. Examples include general manufacturing plants, distribution centers and food processing facilities.
