I‑1 – General Industrial District
Purpose
The I‑1 district accommodates general industrial uses, including manufacturing, processing, warehousing and distribution. Bulk plane, setback and landscaping standards apply; building floor area may not exceed twice the site area, and some uses are conditional.

Permitted Uses
Allowed uses include manufacturing, processing and assembly; wholesale and distribution; warehouses; contractors’ yards; and limited outdoor storage. Conditional uses may include salvage yards, waste transfer facilities, or heavy vehicle repair facilities. Uses generating excessive noise, vibration or hazardous materials may require special review.
Typical Application
I‑1 zoning is applied along freight rail lines, highways and other corridors with good truck access. It accommodates larger parcels and industrial campuses that are not appropriate in the less intense I‑0 district. Examples include general manufacturing plants, distribution centers and food processing facilities.
