I‑0 – Light Industrial/Office District

Purpose

The I‑0 district allows offices and light industrial uses that are generally compatible with nearby residential neighborhoods. It is intended to provide a transition between residential areas and heavier industrial zones. Development standards include bulk plane, setback and landscaping requirements, and some uses are allowed only as conditional uses.

Build-to (Primary)Development must comply with bulk plane and setback standards that ensure adequate buffering from adjacent residential districts. Front and side setbacks provide space for landscaping and screening. Parking, loading and outdoor storage areas are typically located to the side or rear of buildings.

Building facades facing public streets should include office entrances and windows to reduce blank walls. Uses include offices, research and development, light manufacturing, fabrication and assembly, warehousing, distribution, and limited storage. High‑impact industrial activities are not allowed. Some uses, such as vehicle repair or service and outdoor storage, may require conditional use approval.

This district is typically applied to industrial parks and business parks located at the edges of neighborhoods or along minor arterials.
