DO-4DO
DO‑4 (Side Interior Setback Overlay)
Purpose
The DO‑4 overlay applies in selected neighborhoods where conventional interior side setbacks restrict development on shallow or narrow lots. It provides alternative setback options to allow more flexible building widths while ensuring adequate light, air and privacy between structures.
Height & Scale
Story RangeHeight limits are unchanged from the base zone district. However, the overlay may require upper‑story step‑backs when reduced setbacks are used to mitigate massing impacts on neighboring properties.
Building Placement
Build-to (Primary)Property owners may elect to reduce one interior side setback below the standard in exchange for increasing the setback on the opposite side or stepping back upper floors. This creates a better building envelope for modern homes on narrow lots while maintaining spacing between structures.
Design Standards
Transparency (Primary)Buildings utilizing the reduced setback option must incorporate windows and articulation on the side façades to prevent blank walls. Privacy considerations, such as window placement and screening, are addressed in design guidelines. Enhanced landscaping or fencing may be required along the reduced setback.
Permitted Uses
Uses follow the underlying zone district. The overlay only modifies setback and design standards.
Typical Application
Neighborhoods with narrow or irregularly shaped lots where conventional side setbacks constrain development or lead to cookie‑cutter designs. DO‑4 provides flexibility while preserving neighborhood character.
