Purpose
DO‑1 establishes design standards for Uptown to reinforce a consistent, active streetscape. It applies when properties within the overlay are rezoned to a Denver Zoning Code district and ensures that new buildings and major renovations contribute to a pedestrian‑friendly environment.
Height & Scale
Story RangeThis overlay does not change the underlying height limits. Instead, it focuses on the design of the building’s lower portion—generally the first 80 feet—to maintain a compatible human scale along the street.
Building Placement
Build-to (Primary)Building placement follows the underlying zone district but must create a continuous street wall. Primary entrances should face the street, and any street‑facing setback area should be landscaped or used as outdoor seating.
Design Standards
Transparency (Primary)New and renovated structures within the DO‑1 district are subject to rules and regulations for the design of the lower floors (up to 80 feet in height). These standards promote consistent and active street frontages, require transparency at ground level, and encourage architectural articulation rather than blank walls. Historic or contributing structures are exempt from these requirements.
