Purpose

The Riverfront subdistrict integrates the South Platte River into the National Western Center by creating public parkland, trails and low‑intensity development that connects the campus to the water’s edge. This district emphasizes open space, recreation and ecological restoration while allowing complementary development.

Height & Scale

Story RangeDevelopment is intentionally low‑scale (1–3 stories) to preserve views and maintain a human scale along the river corridor. Buildings should not dominate the landscape or cast extensive shadows on park spaces.

Building Placement

Build-to (Primary)Structures are set back from the river to allow for floodplain and habitat restoration, with pedestrian and bicycle trails occupying the riverfront zone. Buildings align with new streets or paths and frame public open spaces.

Design Standards

Transparency (Primary)Architecture should be light and transparent, complementing the natural setting. Extensive glazing and outdoor seating are encouraged. Landscape design prioritizes native plantings, riverbank stabilization and stormwater management.

Permitted Uses

Public parks and trails; outdoor events; educational programs; river‑related retail and dining; small offices and community uses; limited residential uses compatible with floodplain requirements.

Typical Application

The portion of the National Western Center adjacent to the South Platte River, intended to provide recreational amenities and ecological benefits while connecting the campus to regional trails.
