Purpose
Provides additional capacity for expanding health‑care campuses. The CMP‑H2 district is applied where a hospital or medical institution expects significant growth and needs to plan for new buildings, parking and support functions while maintaining a coherent campus character.
Height & Scale
Story RangeAllows taller and more intensive development than the base CMP‑H district, often up to 12–15 stories in core areas. Height transitions down at campus edges to protect adjacent neighborhoods.
Building Placement
Build-to (Primary)New structures are sited according to a campus master plan, with emphasis on internal circulation and pedestrian connectivity. Building setbacks may be deeper along public streets to create buffer zones and landscaped edges; interior build‑to lines create cohesive street walls and courtyards.
Design Standards
Transparency (Primary)Architectural cohesion with existing medical facilities is required. Buildings should incorporate high‑quality materials, transparent ground floors along pedestrian routes, and sustainable design features. Structured parking should be wrapped or screened.
