The site at 1565 Colorado Boulevard, long home to the Royal Palace Motel, was originally developed as a mid-century roadside motel in 1969 and operated for decades before closing in 2013 after years of decline and vacancy; the six-story, 70-room property became both an iconic local landmark and, later, an eyesore with a storied history including crime and abandonment. In January 2024, national developer Laramar Group purchased the property for $7.3 million, planning to replace the defunct motel with a modern residential community. Demolition of the old motel was completed in 2025, and Laramar is now moving forward with a six-story, 155-unit multifamily development slated to begin construction in late 2025, with first deliveries expected in fall 2027; the project preserves the motel’s neon sign through donation to the Colfax Avenue Museum as a nod to the site’s history.
