ZS Capital Partners has acquired Prospect Innovation Campus in Fort Collins for $42 million, marking the firm’s largest investment to date and its fifth industrial purchase since late 2023. The multi‑building, 226,000‑square‑foot industrial, flex and R&D portfolio expands the company’s Colorado Front Range footprint to roughly 460,000 square feet and more than 50 tenants.
The campus consists of 11 buildings grouped into four sub‑portfolios: Midpoint 3, River Center, Spring Creek, and One Prospect. Developed between the late 1980s and early 2000s, these properties offer a mix of small‑bay industrial, office, warehouse and R&D space, serving a wide range of users. Flexible suite layouts support long‑term leasing stability in one of Colorado’s most supply‑constrained commercial real estate markets, where flex and R&D vacancy hovers around 4.4%.
