Updated Plans for the 326-Unit High-Rise Proposed in the Golden Triangle

Denver-based developer, Trailbreak Partners, has announced updated plans for a new luxury high rise apartment community in the city's Golden Triangle district. Situated at 808 N. Lincoln.

Currently, the site is improved with a single-story commercial building occupied by Lowdown Brewery + Kitchen, Summit Strong and For Them Gainz Fitness.

The project will stand as a 21-story tower, encompassing 326 residences and 5,000 square feet of ground floor commercial space.

The planned development is being architected by Hord Coplan Macht (HCM) and is set to infuse the Golden Triangle and Capitol Hill neighborhoods with a modern living experience offering unparalleled mountain views. "8th & Lincoln will allow for spectacular views of the Front Range to the west," said Doug Elenowitz, principal at Trailbreak Partners.

The apartment complex will comprise studio, 1-bedroom, and 2-bedroom units ranging in size from 500 to 1,200 square feet, although pricing details have not been disclosed yet. The residential amenities will include a rooftop terrace & lounge, an elevated pool deck and sun lounge, a fitness center, meeting & workspaces, resident lounges, and a 324-stall parking garage.

On the ground floor, the new commercial space along Lincoln and 8th Avenues is expected to energize the area with new retail options. The architectural design concept maintains a human scale along the primary streets, gradually increasing in height as it moves towards downtown.

The project is planned to break ground is Q2 of 2024 and is expected to be completed by early 2026. ARCO/Murray Design Build has been enlisted as the general contractor to support the pre-construction phase of the project.
