2500 Lawrence Street

Uchi is proposing a change of use within a portion of the second floor greenhouse space at SPARK at 25th and Lawrence in Five Points. The restaurant currently occupies the first floor of the building and is seeking to expand into a limited section of the second story greenhouse area. The proposal calls for a small omakase counter and a private dining room supported by food preparation space.

The total area dedicated to the restaurant would fall between 1000 and 2000 sf within the approximately 8000 sf greenhouse. No changes to the building footprint or exterior facade are proposed as part of the update. Project documents also indicate that the scope of work is small enough that no changes to the existing egress strategy are anticipated. The second floor greenhouse was previously approved through a variance granted by the Board of Adjustment in 2017.

"There are no immediate plans for Uchi to do anything with the upstairs space", according to Hai Hospitality CEO, Tony Montero. "Our landlord initiated the rezoning conversation simply to preserve future flexibility, because Uchi is downstairs, our name was attahched tothe request. There are no plans for us to use the second-floor space currently, but we'll always consider an opportunity if it makes sense.
