9111 E. 40th Avenue & 18453 E. 57th Avenue
Denver's eastern growth corridors continue to attract major retail investment, with ALDI becoming the latest national grocer to target the market. Concept plans submitted to the City of Denver propose two new stores at 9111 E. 40th Ave. and 18453 E. 57th Ave., adding nearly 40,000 square feet of grocery space across the Runway 35 South and Link56 developments.
Both concept plans were submitted by Atwell LLC on behalf of ALDI Real Estate, Inc. and are currently in the concept review stage with the City of Denver.
The first proposal would bring a 19,432-square-foot, one-story grocery store to 9111 E. 40th Ave. within the Runway 35 South development near Interstate 70 and Central Park Boulevard. Plans include beer and wine sales along with 109 parking spaces on the approximately 2.23-acre site.
The location sits immediately adjacent to the recently opened Cracker Barrel and directly across East 40th Avenue from the approved Whole Foods Market development, which has yet to break ground. Just a short drive away, The Avenue at Northfield is also preparing for the arrival of Trader Joe's.
If all three projects move forward on similar timelines, the Central Park area could see ALDI, Whole Foods and Trader Joe's under construction simultaneously, significantly expanding grocery options for one of Denver's fastest-growing parts of the city.
The second proposal would bring a 19,957-square-foot ALDI to 18453 E. 57th Ave. within the Link56 development in Denver's Gateway neighborhood. Located at the intersection of Tower Road and East 57th Avenue, the one-story store would include beer and wine sales and 90 parking spaces.
The addition would further strengthen Link56, a retail center anchored by Target that has quickly become one of northeast Denver's largest commercial destinations. Since opening, the development has attracted national tenants including In-N-Out Burger, Mister Car Wash, Black Rock Coffee Bar, Panda Express, Chase Bank, Discount Tire and Club Studio Fitness. An ALDI would become another major anchor while further diversifying the center's retail mix.
Combined, the two proposed stores would deliver 39,389 square feet of new grocery space to Denver. Although both projects remain in the Intake In Progress phase of the city's concept review process, the filings represent another sign of continued retail investment across Denver's eastern growth corridors as national grocers continue targeting the area's expanding population.
