7800 and 7900 E. Union Avenue

A pair of office buildings in the Denver Tech Center just traded at a steep discount.

Denver Corporate Center II and III, located at 7800 and 7900 E. Union Ave., sold for a combined $36.15 million, according to public records. The price represents roughly a 50% drop from their 2019 acquisition.

The two buildings total just over 380,000 square feet, putting the deal around $95 per square foot. Both are 11-story office buildings originally constructed in the early 1980s.

While the broader marketing effort included all three Denver Corporate Center buildings, only II and III were part of this transaction. Denver Corporate Center I, located at 4700 S. Syracuse St., did not sell.

The properties were marketed as Class A office with updated interiors and tenant amenities, including fitness centers, conference facilities, and tenant lounges.

According to marketing materials, the buildings were approximately 85% leased.

The buyer is Cress Capital, continuing a trend of investors acquiring office assets at significantly reset pricing across the Denver market.

This deal adds to a growing number of office transactions reflecting major valuation shifts, particularly in legacy suburban submarkets like the DTC.
