3927 W 38th Avenue | Thirty Eight West

Back in January 2023, we first covered plans from redT Homes to replace the former auto service property at W 38th Avenue and Perry Street with 25 new residences. More than three years later, the project is nearing completion and getting ready to welcome its first owners.

Now branded Thirty Eight West, the community has transformed the 0.58-acre corner with a collection of modern residences extending along both W 38th Avenue and Perry Street. When originally announced, plans called for 25 LEED-certified townhomes featuring high-efficiency HVAC systems, energy-efficient appliances and designs intended to maximize natural light and airflow. The original plans also included two dedicated affordable units.

Our latest visit shows the buildings substantially complete, with exterior work largely wrapped up and crews continuing to finish landscaping, sidewalks and other site improvements. The development is now actively selling, with redT advertising homes starting in the $500s.

Current listings show several different configurations across the community. A 1,168-square-foot two-bedroom home is listed at $540,000, while a 1,605-square-foot two-bedroom is asking $625,000. Larger options include a 1,897-square-foot three-bedroom residence listed at $1 million and a 3,011-square-foot five-bedroom residence listed at $1.3 million.

Several other local companies have also been involved in bringing the project across the finish line. Site signage identifies Raptor Civil Engineering as part of the project team, while Jennsons Installations is handling finish installations including hardwood, carpet, tile and countertops.

The location puts residents directly along the W 38th Avenue corridor, just a few blocks from the shops and restaurants along Tennyson Street. The site also sits near the intersection of several northwest Denver neighborhoods, with Downtown Denver to the southeast and views toward the Front Range to the west.

The change is especially noticeable when compared with what occupied the corner when we first visited in 2023. What was previously a low-density auto-oriented property is now 25 new residences, adding considerably more housing along one of northwest Denver's primary east-west corridors.

With the Thirty Eight West signage now installed and construction entering its final stages, the first owners should soon begin moving in. We'll be back once the project is fully complete.
