Redevelopment is moving forward at the former Regal Continental movie theater following the full demolition of the building. Century Living, the multifamily arm of Century Communities, has submitted revised plans for a project called Century Monaco. Designed by KTGY with civil engineering by Raptor Civill , the project has completed Large Development Review and Concept Review and is now advancing into formal permitting.
The 6.89 acre site will be reconfigured, with approximately 2.12 acres dedicated as public right of way, leaving a 4.77 acre development parcel. The property will retain its S MX 5A zoning and is planned for 2 four story buildings totaling up to 339 residential units.
Building A will sit along the I 25 edge of the site on the former theater footprint and is proposed as a mixed use building with structured parking, ground floor retail, and approximately 156 apartment units. Building B will replace the existing surface parking lot along Monaco Parkway, introducing a continuous building presence along the corridor with roughly 178 residential units, shared amenity spaces, and a central courtyard. The project would deliver apartments ranging from 520 to 1,334 square feet and approximately 5,200 square feet of retail space located entirely within Building A.
Infrastructure improvements include full utility reconstruction, new water and sewer systems within public streets, underground stormwater systems connected to an off site detention facility, and water efficient landscaping. Parking is planned within a 4 level garage with 493 stalls, plus 52 on street spaces. The site is adjacent to King Soopers, across from the Peak Hampden shopping center, near Southmoor Station light rail, and provides immediate access to the I 25 on ramp to downtown.
