A concept plan has been filed for 8401 E Belleview Avenue in Denver’s Hampden South neighborhood, marking another property eyed for redevelopment along this corridor.
The proposal calls for a zoning change from B-8 to S-MX-8, a zone-lot amendment creating three new parcels, and a 239-unit podium-style residential building.
Two of the new lots (A and B) would feature retail uses, while Lot C would accommodate multi-unit housing, blending residential and commercial to replace an aging office building.
The site, currently occupied by a U.S. Bank branch and a parking garage owned by Colorado National Realty Inc., is part of a growing wave of development along East Belleview Avenue.
Nearby, a new residential community is already under construction, and a proposed condo tower is set to replace an existing office building occupied by BOK Financial at the opposite corner of East Belleview Avenue and South Ulster Street.
