A plan released last year outlines 27 for-sale townhomes along Tennyson Street in Arvada, and the project remains in the permitting phase. Early documents show modern three story homes arranged in several compact blocks with shared green space and new public right of way connections. The site sits next to The Church at Hidden Lake, which will stay in place as the surrounding land changes.
Real Estate 501c3 coordinated the deal after working with the church to review its unused northern land and confirm its highest and best use. The church kept its full facility and the land beneath it while selling the 2 acre northern piece at a substantial price. The sale cleared all church debt and created new financial capacity for mission work, property improvements, deferred maintenance, and long term stability. It also preserved the church’s legacy while allowing new residential development on the unused land.
Raptor Civil Engineering led the civil engineering work, supporting site design, grading, drainage, easement mapping, and the full entitlement package. Brown Collective Architecture completed the architecture. Lumen Layer prepared exterior renderings with landscaped walkways. The overall plan reflects a coordinated approach to reuse underbuilt property without displacing the long standing institution on site.
