Retail activity continues to gain momentum at AMLI Broadway Park, where three businesses have recently filed tenant improvement plans for ground-floor space at the mixed-use development in Denver's Baker neighborhood.
Completed by AMLI Residential in 2022, the six-story community at 357 S. Bannock Street features 357 apartment homes above approximately 14,000 square feet of street-level retail. Located at the intersection of South Broadway and Alameda Avenue, the transit-oriented development sits adjacent to Safeway and within walking distance of RTD's Alameda Station, placing it in the heart of one of Denver's fastest-growing residential corridors.
Recent permit activity outlines plans for three distinct businesses spanning dining, entertainment, and wellness.
Cafe Mexicali has proposed occupying Suite 103 with a 4,013-square-foot restaurant that would mark the Fort Collins-based chain's first Denver location. Plans call for a full commercial kitchen, bar, 67 indoor seats, and a 24-seat patio. Health department filings indicate the restaurant is designed to serve up to 800 meals per day. Founded in 2005, Cafe Mexicali has grown to six locations across Northern Colorado and is known for its scratch-made tortillas, smothered burritos, and green chile.
The 303 Sports Grill has filed plans for Suite 140, proposing a 5,100-square-foot sports bar featuring a 269-seat layout with a main dining room, full bar, mezzanine seating, and a 60-seat outdoor patio facing South Broadway. The concept currently operates locations in Littleton and Lone Tree, with the Baker location representing its first within Denver city limits. The menu centers on burgers, wings, pizzas, sandwiches, and other sports bar favorites, creating a larger-format neighborhood gathering space along the corridor.
Glosshouz has also submitted plans to occupy Suite 130 with its first Denver location. Founded in Centennial in 2016 by Loni Le Van-Etter, the aesthetics and wellness company offers medical aesthetics, salon services, massage therapy, facials, lash extensions, wellness treatments, and medical weight-loss programs under one roof. The proposed Baker location would expand the company's footprint beyond its longtime Centennial flagship while introducing another daily-service business to the development.
Together, the three proposed tenants would create a
complementary mix of restaurant, entertainment, and personal-care offerings within AMLI Broadway Park's retail base, helping serve both residents of the building and the growing population surrounding South Broadway and Alameda.
The filings also reflect the continued evolution of the Broadway Park area, where thousands of apartment homes have been delivered in recent years as former industrial and underutilized properties have been redeveloped into mixed-use neighborhoods. As residential density has increased, retailers and service providers have continued to target the corridor, drawn by a growing customer base and strong transit access.
The tenant improvement applications remain under review with the City and County of Denver. If completed, the three businesses would further expand the retail offerings at AMLI Broadway Park and continue the property's evolution into an active neighborhood destination.
