
Nearly four years after we first covered Kairoi Residential plans to redevelop the former Ramada Hotel, the project has come full circle. Today, that stretch between N Downing and N Marion is home to The Vixen, a sleek seven-story apartment community that’s officially open and about 10% occupied.
The Vixen sits at the crossroads of Capitol Hill, Cheesman Park, and Uptown/City Park West, offering residents walkability and access to some of Denver’s best spots.
With The Fillmore and The Ogden just blocks away, catching a show will be hard to resist. A planned Bus Rapid Transit stop right out front will soon make it even easier to get around, with residents able to hop downtown in minutes or head east toward Wyman's Mercantile, Dnvrbar, or City Park.
Developed by San Antonio based Kairoi Residential, The Vixen includes 334 apartments across seven floors, with a mix of studios, urban units, and one, two, and three bedroom layouts averaging around 754 square feet.
Amenities include a third floor pool deck, a reservable Sky Lounge, a Zen Garden, and EV parking. Standard parking runs $150 per month. Two retail spaces with prime Colfax frontage are also available for lease.
At first, we thought having a pool right on Colfax would feel strange. But no, from the pool deck you don’t feel like you’re on Colfax at all.
All you can see are the tops of the trees, along with views of the downtown skyline and the Capitol building.

When we first covered this project back in 2021, The Vixen was just a render. Four years later, it’s a vibrant new addition to Colfax and a sign of how the corridor continues to evolve, modern, connected, and still full of character.
