Another major piece of the former Mile High Greyhound Park redevelopment is coming online in Commerce City.
The Vista at Greyhound Park, developed by Delwest, brings 120 new rental townhomes to the 65-acre redevelopment near East 62nd Avenue and Highway 2. The project broke ground in 2025 and is now leasing as construction across the community continues to wrap up.
Unlike many newer multifamily developments centered around studios and one-bedroom apartments, every home at The Vista has four bedrooms and 2.5 bathrooms. The three-story layouts range from approximately 1,331 to 1,420 square feet, offering a housing type geared toward larger households and families.
Inside, the homes include in-unit washers and dryers, stainless steel appliances, full-size refrigerators, granite countertops and primary bedrooms with en suite bathrooms. Two detached garage parking spaces are also included with each townhome.
The affordability structure is another notable piece of the project. CHFA describes The Vista as 120 affordable rental townhomes serving households generally earning between 70% and 90% of Area Median Income. CHFA provided a $6 million loan through its Middle-income Access Program, while another $3 million came through Colorado's Proposition 123 Equity program.
The broader capital stack includes Vectra Bank Colorado, Bellwether Enterprise Real Estate Capital, Freddie Mac, Colorado Housing and Finance Authority, CHAI Equity Capital, CHAI Debt Capital, the Affordable Housing Financing Fund through Proposition 123, the Commerce City Housing Authority and developer equity from Delwest.
That Proposition 123 investment also shows up in an unusual way for residents. The Vista is among the first Colorado communities offering Colorado Renter Rewards, which gives residents 2% cash back for on-time rent payments, a savings match, free credit-building services and an opportunity to participate in the long-term financial success of the community.
Families at The Vista also receive complimentary memberships for children in the household to the nearby Suncor Boys & Girls Club. The membership includes after-school programming, sports, arts, STEM activities, mentorship and programming during school breaks and summer. James Allen Park sits across the street with basketball and volleyball courts and open space, while Greyhound Grounds provides an on-site coffee shop within the larger development.
The Vista is part of a much larger transformation that has been underway for years. The former Mile High Greyhound Park operated for more than six decades before greyhound racing ended in 2008. The Commerce City Urban Renewal Authority purchased the property in 2011, with demolition following in 2013 and redevelopment officially breaking ground in 2020. Delwest is serving as master developer for the site.
Today, the 65-acre property is being rebuilt as a mixed-use neighborhood incorporating a range of housing types along with commercial space, parks and community uses. CHFA estimates that the broader Greyhound Park redevelopment will eventually include more than 950 homes spanning supportive housing, income-restricted and middle-income rentals, market-rate housing and detached single-family homes.
For The Vista, other project members include Santulan Architecture and Kimley-Horn, with Delwest serving as both developer and general contractor.
The project adds another substantial residential component to Greyhound Park, but the combination of four-bedroom layouts, middle-income affordability and renter-focused financial benefits makes The Vista a particularly different addition to the redevelopment.
