Today we bring our focus to the corner of Valentina Street and East Colfax Avenue where 82 affordable apartment units are currently being constructed.

The Rose on Colfax is a joint venture between Mercy Housing, the City of Denver and Mile High Early Learning. Combined, these three entities will create a family focused development with 82 affordable units with a ground floor early childhood education space.

This section of East Colfax has been neglected when it comes to affordable housing and high-quality childcare/learning opportunities and has quickly become a "child care desert" due to the high demand of child care services outpacing availability in the immediate area.

The City of Denver purchased the lot in 2017 with the vision of preserving the site for a community-serving use. Mercy Housing was selected to lead the project due to their experience with providing on-site early care and education center operations in other properties throughout the city.

Previously, this site was home to PT's strip club which served as a less desirable and functional use for the surrounding community.

Things are looking up for this section of East Colfax avenue that has been plagued with elevated poverty rates seen throughout the countless rundown motel properties and high homeless population. The Rose on Colfax project along with the construction of The Valor on Colfax at 7900 E Colfax are signs that this section of Colfax Ave will see brighter days in the upcoming years.

With construction in full swing, this project is expected to be completed in the first half of 2023.
