203-205 Bear Creek Avenue

The first hotel has been green lit in Morrison, Colorado, marking a new chapter for the community and for Colorado-based Root Architecture + Development. After months of meticulous planning and dialogue with the Morrison community, The Root Team, a firm with a 12-year history of providing architecture and real estate services across the front range foothills, has successfully obtained approval for its latest endeavor—The Red Hotel.

This boutique hotel, which will also serve as the firm's headquarters, will be the first of its kind in the quaint city of Morrison, known for its historic preservation efforts.

The approval of the Red Hotel follows an intensive period of discussions, adjustments, and redesigns to address the concerns and aspirations of the Morrison community. The original design featured a taller 3-story, 21-room hotel with an enlarged rooftop patio. This design was denied due to the commission feeling the building would be too obtrusive to the main street character.

The new design features a scaled back building with two stories, a 750 square foot roof deck and 20 rooms.

Located on Bear Creek Avenue, adjacent to the Prague Café, the Red Hotel is designed to be a seamless integration of modern style and Morrison's historic essence. The project, set against the backdrop of Red Rocks Amphitheater promises guests an unparalleled experience.

The ground floor of the Red Hotel will feature a café and gelato bar, accessible to both guests and the public.

Slated to submit for building permits this spring, the project targets a grand opening in 2026. Throughout the development process, the Root team—comprising partners Zeke and Amy Freeman, along with Chad and Krista Wallace—has pledged to work in close collaboration with city officials and the Morrison community.

This approach aims to ensure minimal disruption during construction and to deliver a project that not only resonates with the town's ethos but also sets a new benchmark for future developments.

The project's evolution reflects a broader consensus on the importance of preserving the town's character while embracing growth and innovation. With the unanimous backing of the Morrison Town Board and widespread support from the community, the Red Hotel stands as a testament to what can be achieved through collective vision and collaborative effort.
