At the corner of Colfax, Elm, and Eudora Street, The Marlow is in its final stretch of construction.

Replacing a former Dollar Tree and surface lot, the six-story mixed-use development from Sable Partners and designed by KTGY will bring 205 apartments averaging 791 square feet. The project will also include a little over 3,000 square feet of ground floor retail.

Residents will have access to nearly 12,000 square feet of amenity space, including fitness areas, co-working lounges, and a landscaped courtyard at the heart of the building.

Originally expected to wrap in Q3 2025, construction progress indicates completion by the end of this year, with lease-up slated for 2026.

What makes this site especially significant is transit. The Marlow sits directly in front of a future Bus Rapid Transit (BRT) stop, part of the Colfax BRT system currently under construction. Just as we’re seeing to the west with The Vixen and Route 40, new multifamily projects are clustering around planned stops that are shaping Colfax into a dense, walkable corridor centered on mobility.
