1139 N Delaware Street
A new permanent supportive housing development is moving forward at 1139 N Delaware St in Denver’s Golden Triangle, bringing 80 units of deeply affordable housing paired with onsite services to a central, transit-accessible neighborhood.
The project is designed to serve households earning 0% to 30% of area median income, with a focus on residents exiting homelessness and individuals with disabilities. The development includes a centralized support hub within the building, offering case management, mental health resources, and other services aimed at long-term housing stability.
The five-story building will total about 97,000 square feet and rise to roughly 65 feet, aligning closely with the width of Delaware Street to create a consistent streetwall. An upper-level setback of about 11.5 feet is incorporated to reduce perceived mass along the sidewalk while maintaining overall density.
At the ground level, the project prioritizes street activation. Plans show full frontage along Delaware dedicated to active uses, including about 2,700 square feet of supportive services space and more than 6,500 square feet of lobby, leasing, and residential amenity areas. Entries are recessed and framed by canopies and storefront glazing to enhance the pedestrian experience.
Vehicular access is routed completely through the alley, eliminating curb cuts along Delaware and preserving a continuous sidewalk and streetscape. The public realm will include a 5-foot sidewalk and an 8-foot amenity zone with street trees and landscaping.
Residential units range from studios to three-bedroom layouts, organized around efficient double-loaded corridors typical of affordable housing developments. The building also includes internal open space, including a courtyard, community garden, and play areas for residents.
The design uses a mix of brick and panel materials organized into vertical bays, with balconies along upper floors. The building steps down toward adjacent properties and aligns with nearby storefront proportions to maintain consistency with the surrounding context.
The project is being developed in partnership with the Denver Housing Authority and supported by multiple layers of public funding and housing vouchers, reflecting its role as service-enriched housing rather than a traditional market-rate development.
1139 Delaware represents a targeted infill project that prioritizes long-term housing stability, pedestrian-oriented design, and compatibility with the surrounding neighborhood.
