Construction is officially underway on Route 40, a 7-story, 210-unit apartment project at the corner of Colfax & Corona.
The project fronts Colfax, Corona, and Downing and is rising right next to The Vixen, a 344-unit mixed-use development that’s nearing completion at 1150 E. Colfax. Together, the two buildings represent a major transformation for this stretch of East Colfax.
Developed by Consolidated Investment Group (CIG), Route 40 is named after the historic highway that Colfax once was.
It will feature a rooftop pool deck with views of the Capitol, private co-working space, a state-of-the-art fitness center, and 242 parking spaces with 112 bike spots to support greener transportation.
CIG hasn’t disclosed the development cost or whether affordable units are planned, but the project is part of a broader wave of reinvestment fueled by the $280M Bus Rapid Transit (BRT) line taking shape along East Colfax.
The 10-mile corridor will bring high-frequency transit to one of Denver’s most diverse and historically affordable neighborhoods.
Designed by Boka Powell and built by Symmetry Builders, Route 40 will be managed by Gables Residential. Units are expected to begin delivering in 2027.
