A rooftop wellness facility is being proposed atop an existing Level 7 parking garage at the 9+CO development at 870 N. Colorado Blvd.
Ritual Sauna Club submitted a proposal to build a reservation only sauna and cold plunge facility covering approximately 2,500 sq ft on the garage roof. The project would include single story structures housing a sauna, cold plunge pools, changing rooms, and outdoor circulation space. Maximum occupancy would be capped at 30 people, with staff present during all operating hours.
Project documents submitted to Denver Community Planning and Development describe the use as an outdoor wellness and recreation facility. During a pre application meeting, city staff indicated the project would likely fall under Arts, Recreation and Entertainment Services Outdoor, a category that includes uses such as fitness clubs and tennis courts.
The site is zoned CMU 10 and is part of the larger 9+CO mixed use development. All proposed structures would be permanently affixed to the existing parking structure and constructed on pedestal decking.
A conceptual site plan shows the sauna structures and plunge pools located along the southeast portion of the garage roof, with heights limited to approximately 8 ft 6 in and similar single story massing for enclosed spaces.
The applicant is seeking a determination from the city on whether the project can move forward with a standard zoning permit or if a modification to the existing Site Development Plan will be required. The decision will determine the next steps and timeline for the proposed rooftop facility.
