3800 N Xanthia Street

A long-standing industrial site in Central Park is entering a new phase as plans move forward for a residential redevelopment.

The roughly 14-acre property at 3800 N Xanthia St is currently improved with a 79,684 square foot industrial building owned by RK Industries. The company purchased the industrial site in 1997 and operated its corporate offices and fabrication shops there for decades.

That use is now coming to an end.

Surrounded almost entirely by residential development that followed the closure of Stapleton Airport, the property has remained one of the last industrial holdouts in Central Park. Zoned C MU 30, the site is now aligned for a higher density residential use consistent with the surrounding neighborhood.

Plans call for a large multifamily redevelopment featuring multiple residential buildings organized around a central amenity area. The project includes a clubhouse, pool courtyard, pocket park, game court, and bike and micromobility infrastructure, along with EV charging integrated throughout the site.

Momentum is already underway. Landmark certificates of demolition eligibility were issued in September 2024 for the existing buildings, clearing a key step toward redevelopment.

The shift also aligns with RK Industries’ broader expansion strategy. In 2025, the company announced it will relocate its headquarters to 3301 Lewiston St in Aurora into a new 155,000 square foot facility that will house multiple divisions including RK Service, RK Mechanical, and RK Electrical.

The move transitions the company’s primary office and operations away from its longtime Central Park campus, which it has occupied since acquiring the larger 14 acre site in 1997. At the same time, RK Industries continues to operate a network of facilities across the region, including locations in Denver, Henderson, and additional large scale operations in Aurora, allowing the company to redistribute functions previously concentrated at 3800 N Xanthia St while expanding its overall footprint.
