203-205 Bear Creek Avenue

Construction on the Red Hotel in Morrison has reached a visible milestone, with the building now fully framed along Bear Creek Avenue.

This project has been closely followed since it was first proposed. With framing complete, residents and visitors can now see how the structure fits within Morrison’s main street, something that was previously limited to renderings and site plans.

Current apprvoed design

The original proposal called for a 3 story, 21 room boutique hotel with a larger rooftop patio and a building height approaching 50 feet. That design was ultimately denied. The approved version was scaled back to a 2 story building with 20 rooms and a 750 square foot rooftop deck, significantly reducing the overall mass and height.

Now under construction, the hotel’s footprint and height are clearly visible alongside neighboring buildings, offering a real world reference for how the development integrates into the existing streetscape.

The Red Hotel is being developed by Root Architecture + Development and will serve as both a boutique hotel and the firm’s headquarters. Plans include a ground floor café and gelato bar open to the public.

The project is targeting a 2026 opening. With the structure now fully framed, the hotel is prompting new discussion about how it fits into Morrison’s main street and whether Bear Creek Avenue is ready for more density. What do you think? Is it time for Morrison to welcome taller development downtown?
