931 W. Evans Avenue

Construction is underway on a new QuikTrip Store #4220 at 931 W. Evans Ave. near the intersection of W. Evans Avenue and S. Platte River Drive in southwest Denver.

The project will redevelop a former light industrial property that was previously occupied by Diamond Paint & Autobody.

Plans call for a 3,904-square-foot convenience store with a 20-foot building height, a multi-pump fueling canopy, five underground fuel storage tanks, and EV fast-charging infrastructure.

The site contains approximately 0.93 acres and includes on-site stormwater detention and water-quality facilities.

The development has attracted attention because of its proximity to the South Platte River and because portions of the area are mapped within FEMA flood hazard zones.

A neighboring business, Publication Printers, has challenged the city's approval of the project's sewer and drainage permit, arguing that a gas station should not be permitted in a flood zone so close to the river corridor.

QuikTrip has stated that the project completed all required reviews and permitting processes and was approved by the city.

To address concerns associated with developing a site near the South Platte River, QuikTrip incorporated a series of floodplain and stormwater management measures into its approved plans.

These include an on-site water-quality pond, stormwater detention facilities designed to temporarily store runoff during major storm events, and an engineered drainage system intended to control and treat site runoff before it leaves the property.

The company also performed buoyancy analyses for its underground fuel tanks to help ensure they remain stable during periods of elevated groundwater or flooding.

According to the construction documents, these features were refined through multiple rounds of civil engineering revisions and formed part of the project's approved drainage and floodplain compliance strategy.

The site sits just south of Ruby Hill Park, one of Denver's largest urban parks, located roughly one block north of the development.

FEMA Flood Zone AH

The area surrounding the project has experienced notable change in recent years, particularly west of South Platte River Drive between W. Evans Avenue and W. Jewell Avenue, where older industrial properties have increasingly been redeveloped with newer commercial, mixed-use, and higher-intensity infill projects.

The proposed QuikTrip reflects the continuing evolution of the South Platte corridor, a part of Denver that is gradually transitioning from its historic industrial character toward a more diverse mix of retail, recreational, residential, and service-oriented land uses.
