Two of downtown Denver’s most visible parking lots are finally getting a future.
As part of the city’s $100 million DDA investment package, $23 million is going toward the acquisition of two surface lots located between 15th and 16th Street, directly across from the Denver Pavilions.
Combined, these lots total 66,500 square feet and are both owned by Brookfield Properties.
The parcels are zoned D-C (Downtown Core District), which is Denver’s most prominent zoning classification for public-facing development. The D-C zone is meant to support a vibrant, mixed-use downtown experience with housing, business, entertainment, and active public spaces.
With the city’s acquisition, the parcels can now be repositioned for long-term redevelopment, potentially including residential over retail, experiential uses, or other concepts that align with the energy of the 16th Street Mall.
If you’ve ever driven downtown and parked near the 16th Street Mall, chances are you’ve used one of these very lots.
Now, they’re finally being activated and if you’re worried about parking disappearing, remember, any surface lot in the downtown core is just an interim use. It’s never a matter of if it will be developed, but when.
Future projects will likely include underground parking or structured parking on upper levels to accommodate both residents and visitors.
In the meantime, the city can generate revenue from the parking while mapping out a development plan that enhances the core of downtown Denver.
