2205 N Washington Street

A new concept plan has been filed for a triangular vacant lot at 2205 N Washington Street in Five Points, proposing a 4 story permanent supportive housing project called Paragon Place.

The 0.73 acre site sits at the intersection of Washington Street and Court Place and is currently used as an informal dog park. The property is zoned R MU 30 and last sold in 2018, when it was transferred from the Denver Housing Authority for $2,235,750.

Plans submitted to the city show a 55 unit supportive housing project totaling 62,498 square feet. The proposal includes 3,173 square feet of ground floor commercial space fronting Washington Street and 13 on site parking spaces. The building would rise 4 stories and wrap the irregularly shaped parcel, with residential units organized around shared amenity areas and internal courtyards.

The project is being developed by Cohen Esrey, a Kansas based real estate developer and investor focused on multi family housing. Architecture and design are being led by Davis Partnership Architects.

While the concept plan does not guarantee approval, it signals potential redevelopment of a long vacant parcel in Five Points. The proposal will be reviewed by the city and may be revised before any approvals or construction timelines are set.
