Panda Express has submitted full urban design plans for a new restaurant at Tower Road and E 63rd Avenue, adding another national restaurant user to a growing commercial corridor in far northeast Denver.
The project calls for a 2,697 square foot, single story drive through restaurant on roughly 1.71 acres.
Plans show 54 parking spaces, 5 EV charging stations, 10 EV capable spaces, 3 ADA spaces and 3 bike rack spaces. The site also includes a dedicated drive through lane, menu boards, a clearance bar and a separate pickup orders lane.
The building reaches 24 feet, 8 inches at its curved roof element. Exterior materials include EIFS, stone veneer, metal panel accents and wood look panels, with red trellis elements and a moongate entry feature reflecting Panda Express’ current prototype.
Evergreen Design Group is leading landscape design. Plans show 22,154 square feet of landscaped area, including street trees along Tower Road and E 63rd Avenue and buffalo grass across much of the site.
Road improvements tied to Tower Road and E 63rd Avenue are being handled through a separate transportation plan and must be completed before a temporary certificate of occupancy can be issued.
GT/YG Development Services LLC is listed as the landlord entity. Architecture is by Henry Klover of De Lolider Architect. Civil engineering is by CAGE Civil Engineering, with landscape by Evergreen Design Group.
The project adds to continued retail and restaurant growth along the Tower Road corridor as residential density builds in Gateway Green Valley Ranch. Chick fil A is also pursuing the adjacent site, continuing the multi pad commercial build out of Tower Road.
