A subtle but notable change has appeared at One River North in RiNo. Retail signage at the base of the building has shifted from JLL to Zall Company, marking a transition in leasing representation for the project’s ground floor retail.

According to leasing materials, Zall Company is now marketing 6,353 square feet of retail space at the property, with the ability to divide the space down to 452 square feet. The offering sits at the base of one of Denver’s most architecturally distinctive residential buildings, which includes 193 units and approximately 9,000 square feet of retail.

The shift comes as both the project and the surrounding area continue to evolve. Just north of the site, the 38th, Blake, and Walnut intersection is emerging as a dense node with multiple projects underway. Directly across the street at 40th and Blake, AVE Station House, a 13-story, 301-unit project by RXR Realty, Invent Development Partners, and OZ Architecture, is actively under construction.

While cranes remain active across RiNo, projects like One River North are entering a new phase. As residential components begin to stabilize, focus is shifting toward activating ground floor retail and bringing more consistent activity to the street.
