18206 E. 64th Avenue

Tower Plaza Marketplace, the grocery-anchored retail center planned at East 64th Avenue and North Yampa Street, now has a named anchor: One Plus One, an Asian marketplace that new renderings show at the center of the project's main building.

The 4.07-acre site sits at the southwest corner of the intersection, bounded by North Waco Street to the west, in the Denver Gateway area near Peña Station. Tower Plaza LLC acquired the property to build a marketplace anchored by an Asian grocery selling fresh produce, live and fresh seafood, freshly butchered meats and specialty foods that the applicant says are not found in big-box stores. The filing also cites the lack of other grocery options nearby. Kelly Chuong of Tower Plaza Inc. is listed as the developer.

The single-story marketplace building totals roughly 53,000 square feet. The latest site plan allocates 37,724 square feet to the grocery, 8,793 square feet to restaurants and 6,569 square feet to other retail. Two specialty Asian restaurants anchor either end of the building, and earlier plans identified a hot pot concept among the tenants. The plan shows 154 parking spaces, most of them north and east of the building, along with 10 EV charging stations, with loading and service areas placed behind the building.

The hotel portion of the project calls for a five-story, 70-foot building at the corner, with four floors of mid-market, suite-style rooms above a ground-floor restaurant. The hotel totals about 22,875 square feet on a roughly 4,750-square-foot footprint and shares an entrance lobby with the restaurant. In total, the project would contain about 78,500 leasable square feet and employ an estimated 160 to 175 people.

Summit Design and Engineering Services is leading architecture, civil engineering and landscape design. Plans feature modernist architecture with grey masonry, metal accents, a prominent stair tower and a distinctive grocery entrance. An Oct. 14 response letter confirms additional urban design and zone lot amendment applications.

Across 64th Avenue, United Airlines recently secured approval to rezone 114 acres for a flight training campus featuring up to 60 simulator bays. Construction is expected to begin in 2027, with operations starting around 2030 and potential employment reaching 6,000. The marketplace is also within walking distance of RTD's Peña Station.

Tower Plaza Marketplace would bring grocery, dining and hospitality options to a rapidly developing corridor poised for significant employment growth.
