2935 Zuni Street

The Ochiltree Block at 2935 Zuni St. has earned Historic Denver’s 2025 Remix Award, a recognition given to projects that successfully combine historic preservation with contemporary development.

Designed by Bryant Flink Architecture and Design and developed by JAB Real Estate, the project integrates a new 32 unit residential building with ground floor retail, known as The Griffin, alongside the restoration and renovation of 12 units within the original 1892 Ochiltree Block.

The Remix Award honors developments that enhance historic structures while strengthening their surrounding neighborhoods. According to Historic Denver, this year’s award was selected from 20 entries.

The design preserves the late 19th century character of the brick structure while introducing modern residential density in a walkable urban setting. The addition is scaled and detailed to complement the historic facade rather than compete with it.

Alliance Construction Solutions served as the contractor, with engineering support from McNamara Salvia, Raptor Civil Engineering and Group 14 Engineering. Stack Lot provided landscape architecture services.

As Denver continues to balance growth with preservation, projects like Ochiltree Block demonstrate how infill development can respect historic context while adding new housing supply. For neighborhoods experiencing reinvestment, this model reflects a path forward that honors Denver’s architectural history without limiting future density.
