One of Denver’s most acclaimed restaurant groups is preparing to open a new concept in the heart of Downtown.
The Denver Downtown Development Authority (DDDA) has approved a $240,000 low-interest loan for Paired Hospitality to build out a new full-service restaurant and bar inside the historic Sugar Building along the newly rebuilt 16th Street corridor. The incentive still requires final approval from Denver City Council.
Paired Hospitality is led by Duncan and Allison Holmes, the husband-and-wife team behind the Michelin-starred Beckon and its sister restaurant Major Tom in RiNo. Their new, still-unnamed concept will occupy roughly 2,850 square feet and feature an open kitchen, counter seating, a dining room and dedicated bar, with plans to operate seven days a week.
The space was previously marketed as a fully equipped second-generation restaurant and joins an already strong lineup in the Sugar Building, including The Kitchen, ChoLon and Little Owl Coffee.
The announcement comes as Downtown Denver continues its push to reactivate 16th Street following its multiyear reconstruction. According to the Downtown Denver Partnership, 72 ground-floor businesses opened in 2025, with 35 more announced for 2026, helping restore activity along the corridor.
While the restaurant’s name and menu haven’t been revealed, bringing one of Denver’s most respected local operators to one of downtown’s most prominent storefronts is another win for 16th Street. Beyond adding another dining destination, a seven-day restaurant helps activate the corridor from lunch through late evening, strengthening the connection between Upper Downtown and Union Station.
The approval also adds to the DDDA’s growing investment in downtown revitalization, with the authority now committing more than $298 million toward projects supporting office retention, housing, public spaces and street-level activation.
