1485 40th Street

OZ Architecture revealed new renderings for what will be called AVE Station House, a 301 unit mixed use development planned at 1485 40th Street in RiNo.

The project will deliver 301 residential units across approximately 502,496 sq ft of residential space along with 11,181 sq ft of ground floor retail, adding new housing and street level activity to the corridor.

The building rises approximately 13 to 14 stories and is organized around a central podium courtyard, with units wrapping the perimeter of the site. Floor plans show a mix of studio, one bedroom and two bedroom units, many oriented toward the courtyard or along the building edges.

At ground level, retail space is concentrated along Walnut Street, designed to activate the primary frontage alongside the residential lobby and leasing areas. The layout prioritizes pedestrian engagement in one of Denver’s most active development districts.

Amenity spaces include a fitness center, resident lounge, coworking areas, bike storage and a large landscaped courtyard, with additional outdoor spaces integrated into the building massing.

The project also reflects a reduced parking approach, providing 82 vehicle spaces compared to 269 required, alongside dedicated bike parking. This aligns with broader transit oriented development trends in RiNo. The triangular site, bounded by Walnut Street, 40th Street and the adjacent rail corridor, drives the building’s unique form and unit layouts.

Developed by RXR Realty, Halpern Real Estate Ventures, Korman Communities and Invent Development Partners, with construction by Brinkmann Constructors, AVE Station House adds another large scale residential project to RiNo’s expanding pipeline.
